## Two cards for the same room

One card is the wish: a table by the window, a room that is closed when you are done, a commute that does not eat you. The other card is the worldview the city currently has: what a rent costs, who still gets a yes, which floor area counts as normal.

The German Tenants' Association, in the 2026 rent report: 52.8 percent of people in Germany rent, against an EU average of 31.5 percent. 11.2 percent of the population spend more than 40 percent of disposable income on housing. In the EU the figure is 7.7 percent (the report's 2025 reading). That is the setting in which your wish meets a viewing.

Older and narrower, so the number is not mixed up with the new one: the 2022 microcensus, published by Destatis, puts the average burden of net cold rent at 27.9 percent of household net income. Households under 1,500 euro were at 44.6 percent. The year is 2022. It does not describe your listing from today. It shows that the average was already nobody's apartment.
