Two cards for the same room
One card is the wish: a table by the window, a room that is closed when you are done, a commute that does not eat you. The other card is the worldview the city currently has: what a rent costs, who still gets a yes, which floor area counts as normal.

What the figures support
The German Tenants' Association, in the 2026 rent report: 52.8 percent of people in Germany rent, against an EU average of 31.5 percent. 11.2 percent of the population spend more than 40 percent of disposable income on housing. In the EU the figure is 7.7 percent (the report's 2025 reading). That is the setting in which your wish meets a viewing.
Older and narrower, so the number is not mixed up with the new one: the 2022 microcensus, published by Destatis, puts the average burden of net cold rent at 27.9 percent of household net income. Households under 1,500 euro were at 44.6 percent. The year is 2022. It does not describe your listing from today. It shows that the average was already nobody's apartment.

A worldview, not a campaign
A worldview here is the assumption about what an apartment is allowed to be: ownership as maturity, renting as a phase, one room as failure, an old building as a personality. Those assumptions sit next to each other in the worldview simulator, and none of them becomes a party. The fit only asks: do you live in the room you mean, or in the sentence you use to excuse the room?
Say the wish in one sentence and the apartment in a second. The map holds both. The gap stays readable, even when the market does not close it this week.
